Irving Park Addition

Design Challenge:
This existing frame house in Irving Park was tight on space for a large family.  The house is tall, but had a small floor plate. There were not enough bedrooms and bathrooms to comfortably accommodate all family members, and the existing kitchen and living spaces were cramped and outdated.  The building had an existing rear porch, which was also outdated and in poor condition.

Design Solution:
We designed a 3-story addition to expand the living space on each floor.  On the first floor, the kitchen was enlarged and opened up to the rest of the space. On the 2nd and 3rd floors, 3 new bedrooms were added, including a generous new master suite.  An additional bathroom, laundry room and expanded storage space help the family make the most of the new space.  The stairs were rebuilt with new skylights at the top to create an open, light filled staircase.

The addition was designed to match the style of the existing space.  While the interior spaces have been dramatically improved, on the exterior, it looks like the addition has always belonged.
