Second Floor Addition

Design Challenge:
The family had lived in the house for 20 years and needed to add more bedrooms and a second full bathroom for their growing family.  The living and dining rooms on the first floor were not large enough and were constricted in size.  The original kitchen was very small
 
The existing basement had been converted, but was not functional, and not used very much.  There was a rear addition that was poorly constructed, without heating, cooling, or a proper foundation.  Storage space was unorganized.

Design Solution:
Walls on the first floor were removed to open the space up and the kitchen was relocated to the east side, along with a larger dining room.  The master bedroom was kept to the back of the house with a new deck.  Four bedrooms and a bathroom were added to the second floor.
 
The rear addition at the basement level was removed, and space reorganized for better storage.  A new high efficiency mechanical system was designed for the house with the option to install solar panels in the future.
